Realistic rates by specification and region — and why the number is only a starting point

The short answer

Most new homes in the UK cost between £1,800 and £3,000 per square metre to build in 2026. A basic specification can come in around £1,800/m², a standard family home sits near £2,200–£2,500/m², and a premium or architect-designed home can exceed £3,000/m². These figures are for the build only and exclude land, fees and external works.

What per square metre actually means

The rate is applied to the gross internal floor area (GIA) — the total internal floor space across all storeys, measured to the inside face of the external walls. A £2,200/m² rate on a 150m² house gives a build cost of £330,000. It is the most useful early-stage budgeting number, but it hides a lot of detail.

Rates by specification

Basic (around £1,800/m²). A simple design, standard materials, off-the-shelf kitchen and bathrooms and minimal glazing.

Standard (£2,200–£2,500/m²). Good-quality finishes, more glazing, better insulation and a mid-range kitchen.

Premium (£3,000/m² and above). Architect-designed, large glazed openings, bespoke joinery, underfloor heating and high-end fittings throughout.

Regional variation

Labour is the main reason rates differ across the country. London and the South East carry a clear premium — often 20–40% above rates in the North, Midlands or Wales for the same specification. Materials cost broadly the same nationwide; it is labour and overheads that move the number.

Why the rate is only a starting point

Two houses with the same floor area can cost very differently to build. A compact, square, two-storey house is far cheaper per square metre than a sprawling single-storey home with a complex roof. Sloping sites, poor ground, long service runs and tricky access all add cost that a simple per-square-metre figure cannot capture.
