What the per-square-metre figure includes
The build cost covers the structure and everything that makes the house habitable: foundations, frame, walls, roof, windows, doors, insulation, plastering, plumbing, wiring, heating, a standard kitchen and bathrooms, and basic internal finishes. It does not include the land, design and planning fees, or external works such as driveways and landscaping.
What drives the cost
Specification. Finishes make the biggest difference. A basic-spec home might land near £1,800/m², while premium glazing, bespoke joinery and high-end kitchens and bathrooms can push you past £3,000/m².
Location. Labour rates vary widely across the UK. The same house built in London can cost 20–40% more than one built in the Midlands or the North, driven almost entirely by labour and overhead rates.
Shape and complexity. A simple square or rectangular footprint is far cheaper to build than a house with multiple corners, projections or a complicated roof. Every extra corner adds foundation, wall and roof cost.
Storeys. A two-storey house is usually better value per square metre than a single-storey bungalow, because the foundations and roof are shared across more floor area.
